Background

The applicant is requesting to rezone two parcels, consisting of a total of approximately 3.808 acres, located north of FM 1405, east of SH 146, and south of the Devinwood Subdivision, from Planned Unit Development (PUD) to a Mixed Residential (MR) zoning district. The subject parcels were part of the NIT Baytown Industrial Planned Unit Development which was approved by the City Council in October 2023. These parcels were designated to remain undeveloped from any industrial use within the planned unit development. The applicant is requesting this rezoning to transfer the property to the Devinwood Subdivision.
