Requested Action

he applicant is requesting 

  1. A variance from the Unified Land Development Code, Article III. Division 1. Table 3-1. Property Development Standards to reduce minimum street side setback from 15 feet to 10 feet 
  2. A special exception from the Unified Land Development Code Article III, Division 4, Sec. 3.11(c) "Site Design" to reduce the required front setback to attached garages from 25 feet to 20 feet.

Background

The subject property is located at the southeast corner of Ontario Avenue and Robert C. Lanier Drive with 24.05 feet of frontage on Ontario Avenue, and 106.53 feet on Robert C. Lanier Drive. The property is currently vacant with a lot area of 3,469 square feet. On June 9, 2022 city council approved a Zoning Map Amendment (ZMA) application to change the zoning on the subject property from General Commercial l(GC) to Mixed Residential at Low to Medium Densities (SF2) zoning district.
